About this property
Three raw acres in Fern Forest Vacation Estates, set in the cool, Hapu`u fern-laced uplands between Mountain View and Volcano Village. This agriculturally zoned parcel on Kaleponi Drive sits high enough to keep the Big Island's coastal heat at a comfortable distance — misty mornings, ʻŌhiʻa and Hāpuʻu fern crowding the forest floor, and rainfall steady enough that little needs tending once it's in the ground. The lot is unimproved, with no driveway or clearing yet cut, which means the next owner decides what comes first: a homestead built from scratch, a working farm or orchard, or simply three acres held quietly while the rest of upper Puna grows into itself. There's no traditional HOA in Fern Forest — no CC&Rs, no architectural review. Instead, the Fern Forest Community Association collects a modest annual road maintenance assessment to keep the subdivision's graded roads passable, and overhead power is available nearby through HELCO's SSPP program. Water comes by catchment, wastewater by septic — the standard utility profile for this part of the island, and one well understood by Fern Forest's deep base of homestead and off-grid buyers. Volcano Village — grocery, coffee, dining, a post office, and the Cooper Center's weekly farmers markets — is a short drive out, with Hawaiʻi Volcanoes National Park just beyond it. Hilo, with full shopping, hospital, and airport access, is about 45 minutes down the mountain. This competitively priced three-acre parcel is currently available in Fern Forest — straightforward land, in a community that knows exactly what to do with it. Agents and Buyers must independently verify any information they deem material or important to their purchase or any price offered or accepted.
