About this property

Set privately along the lush landscape of North Kohala, this remarkable 17-acre parcel offers a rare opportunity to build your island retreat while benefiting from the extensive groundwork already completed by the current owner. They have made substantial investments in both infrastructure and land improvement, dedicating considerable resources and hands-on stewardship to enhance the property's accessibility, usability, and overall value. Extensive clearing, roadwork, and trail creation now provide access throughout much of the 17-acre parcel, allowing buyers to fully appreciate and utilize the land's diverse features. A beautifully cleared approximate 1.5-acre homesite is already in place, positioned to take advantage of the property’s peaceful privacy along with stunning ocean, Maui and mauka views. Two established orchards featuring avocado, citrus, mango, and ulu trees add to the property’s charm and agricultural appeal. Infrastructure improvements provide an excellent head start. County water service is already in place with an installed water meter and underground irrigation piping, while underground HELCO electric and cable services are available along the private paved roadway. The property also features an existing connection to the historic Kohala Ditch system, which once delivered mountain water throughout North Kohala's agricultural lands. While it is currently inoperable, the existing infrastructure may present future opportunities for agricultural use. Buyers are encouraged to conduct their own due diligence regarding the status, availability, and potential future use of ditch water. With a blend of usable land, natural beauty, mature fruit trees, and significant preparation already completed, this North Kohala property presents an exceptional opportunity to create a private estate, agricultural getaway, or future dream home in one of Hawai‘i Island’s most treasured communities.
