Land in Kamuela

About this property

Set within the prestigious Waikiʻi Ranch community in Upcountry Waimea, this exceptional 40-acre estate parcel offers a rare opportunity to create a private legacy retreat surrounded by rolling green pastures, expansive skies, and protected natural beauty. Gently sloping terrain and a prime building site provide flexibility for a custom residence, guest cottages, barns, and equestrian facilities, all thoughtfully positioned to preserve complete privacy and commanding sightlines in every direction. Enjoy sweeping upland vistas with views toward Mauna Kea and, on clear days, across the channel to Maui, along with panoramic horizon sunsets that paint the sky each evening. At approximately 3,000–3,500 feet elevation, the property benefits from Waimea’s cool, fresh climate—ideal for year-round outdoor lifestyle and equestrian pursuits. Parcels of this scale are increasingly scarce within the ranch, with less than 9% of privately owned lots offering 40 acres or more. The property also borders thousands of acres of adjacent federal agricultural land, creating an extraordinary sense of space, long-term privacy, and protected view corridors that are unlikely to be developed. Residents of Waikiʻi Ranch enjoy gated entry, paved roads, private water service, underground utilities, and miles of riding and walking trails, along with access to a private clubhouse featuring fitness facilities, tennis courts, equestrian amenities, a polo field, and gathering spaces. Just minutes from Waimea town for dining, top private schools, and daily conveniences, and a short drive to the Kohala Coast’s iconic white sand beaches, championship golf, and world-class deep-sea fishing, plus approximately 45 minutes to Ellison Onizuka Kona International Airport at Keāhole, this property offers the perfect balance of seclusion, lifestyle, and global accessibility.
