About this property

Since 1885, the Union Mill Plantation Manager's Estate has stood as one of North Kohala's most gracious landmarks — a beautifully restored residence set on park-like grounds that feel worlds away from modern Hawaiʻi. 5 bedrooms, 3.5 baths, and over 4,200 sq ft of soaring ceilings, period craftsmanship, and serene garden views from nearly every room — surrounded by century-old Monterey cypress, royal palms, and a botanical sanctuary of 30+ plant species including avocado, lychee, citrus, breadfruit, pineapple, orange, and more. Listed on the Hawaiʻi State Historic Register, the property carries an extraordinary financial advantage: real property taxes of approximately $200/year. This is not simply a home — it is a once-in-a-generation opportunity to steward a genuine piece of Hawaiian history, rich with character, legacy, and timeless architectural elegance. The 1.34-acre compound spans two parcels and five structures — main residence, original caretaker's cottage, garage/workshop, 4-stall carport, and storage building. Modern infrastructure throughout: fiber-optic internet, county water, overhead power — alongside an updated kitchen, laundry room, and workshop, offering a rare blend of historic charm and modern-day livability. Located in Lava Zone 9 and Flood Zone X — among the most desirable and lowest-risk designations on the Big Island, adding peace of mind to this exceptional offering. Positioned on quiet, private Union Mill Road between Hawi and Kapaʻau — just minutes to local markets, restaurants, schools, and the iconic King Kamehameha I Statue — yet surrounded by towering trees and gentle trade winds where the outside world feels wonderfully far away. Experience the slower rhythm and authentic charm that define life in North Kohala.
